I live out in this area, and don't really recognize the pictures you posted of the area. However, you can blame casino-developer Station Casinos for the blight out there right now. Station Casinos bought the land in 2005, including the Graton Rancheria land that runs from Labath Ave to Stony Point Road along Wilfred (about a mile long) It contains houses thatStation Casinos allowed to get run down. finally, after six years, they got around to tearing down 9April 2011). Stations alsobought up all the houses on the south side of WIlfred, on south Dowdell and south Labath over three years ago, and also has allowed all those houses to get run down. One even burned a few years ago due to homeless people starting a fire. They'll be torn down eventually, but meantime, it's an eyesore. Wlfred itself now only has about three houses that are still owner-occupied. One is a poor Mexican family up across from the casino site itself and two are down at the Stony Point end and are dairy farms. All of the houses from Redwood to Whistler are investor owned properties, and they have let them go to rack and ruin. If you go down any of the streets that run between Wilfred and Milbrae, you'll see lots of nice homes with acreage, barns, horses and other livestock. This area is rural residential. So blame Station Casinos and the other speculators for the blight. It's not the way it used to be when the houses were owner-occupied. It's made plenty of people angry out here. The casino site itself is pristine, it's home to several endangered and threatened species and was once Open Space, but no more now that the FIGR own it. It's also all valuable floodplain land and vernal wetlands. There are better pictures of the site available online, but I guess you have a point: the FIGR is building a "world class resort" in a third-class neighborhood! Good thinking!

Thinking about it, this whole area out here looked a whole lot better before Station Casinos moved in.
